Our Process

Twelve stages, from first inquiry to closeout

Construction, remodeling and improvement projects for residential, commercial and public-sector clients across the Twin Cities metro.

Our Construction Process

01 — Initial Inquiry

A prospective client, property representative or public agency submits project information through the website or contacts Falis.

02 — Project Review

Falis reviews the service type, location, scope, timeline, photos, plans and apparent project fit.

03 — Initial Conversation

Clarify goals, existing conditions, expectations, schedule and the appropriate next step.

04 — Site Visit

Where needed, review existing conditions, access, measurements, constraints and project context.

05 — Scope Development

Define the work included, exclusions or assumptions, selections and required specialty-trade involvement.

06 — Estimating

Develop labor, material, subcontractor, equipment, permit and other project-cost inputs.

07 — Proposal

Present the proposed scope, pricing or allowances as applicable, terms and next actions.

08 — Preconstruction

Organize contract requirements, selections, permit coordination, procurement, schedule, subcontractors and mobilization.

09 — Construction

Proceed according to the established scope and sequence while coordinating materials, trades, inspections and communication.

10 — Quality Control

Review work throughout construction and address items as the project progresses.

11 — Final Walkthrough

Review the completed scope with the client or owner representative and document remaining punch-list items.

12 — Project Closeout

Complete final items, documentation and closeout requirements and request feedback when appropriate.

How Your Project Progresses

Every project is different in scope, but the sequence below holds for most of them. Smaller improvements compress several stages into a single visit; a new build or a large addition works through all twelve. Either way, the point of publishing it is so you can see where your project sits at any moment rather than having to ask. It is also an honest picture of where the time actually goes. Homeowners often assume construction is the long part. On a permitted project it frequently is not — design, engineering, permitting and procurement can occupy more of the calendar than the building does, and much of that stretch is outside a contractor’s direct control. Knowing that at the start is better than discovering it in month two.

Why the early stages matter

Much of a project is shaped during stages 02 to 05

Many of the questions that come up during construction trace back to decisions made — or left open — during project review, the site visit and scope development: an existing condition that was not yet known, an assumption that was not written down, or a selection with a long lead time.

That is why we put meaningful effort into the early stages. Time spent understanding what is there and what is included helps the rest of the project run in an organized way. It does not remove every unknown, but it helps identify more of them early and communicate clearly when conditions or scope change.
